Landlord insurance — also called rental property insurance — covers what a standard homeowners policy won't. Once you're renting to a tenant, your exposure changes: you need protection for the structure, liability if someone gets hurt on the property, and coverage for lost rental income if a covered loss makes the unit uninhabitable. A homeowners policy doesn't cover any of that once the property is occupied by a renter.

 

  • Dwelling and Structure Protection — Covers the physical building, including walls, roof, foundation, and attached structures, against fire, wind, hail, vandalism, and other covered perils.
  • Liability Coverage — If a tenant or visitor is injured on your property and you're found responsible, this covers legal costs and damages up to your policy limit.
  • Loss of Rental Income — If a covered loss makes the unit uninhabitable, this replaces the rent you're not collecting while repairs are underway.
  • Other Structures — Detached garages, fences, and outbuildings on the rental property can typically be included as well.

 

What's not covered: your tenant's personal belongings. That's their responsibility — which is why encouraging renters insurance is a smart move for any landlord.
